LIVE/WORK CONCEPTS in Costa Mesa, CA

With the changes to Costa Mesa’s Zoning Ordinance encouraging live/work developments in the Western side of the
City, entrepreneur/developer Erich Macland had an vision and asked A2dw to study converting existing older, tilt-up
industrial buildings into workshops with residential loft mezzanines.  The result is older R&D areas and structures that
generally only see 30 years of use before being demolished receiving extended life.  This idea of building
"rejuvenation" follows the principals of "Green Architecture" by saving materials and the energy normally used to
manufacture and construct new buildings.

What's New
First, A2dw proposed gutting the buildings, seismic up-grading the roof & wall structures and adding an upper loft space
that opened out down into the shop area.  The basic infrastructure is provided with the plumbing, electrical and
mechanical rough-ins and communicatioin/data system’s backbone included.  The majority of “finish” improvements is
under a tenant improvement allowances with a variety of up-grade options.  The occupants also have the option of using
their own contractors and designers for individualized improvements.  The lease arrangement is set-up with an option to
purchase by the tenant.

Second, A2dw proposed face lifts for the buildings including a De Stijl, international modern parti as well as a "retro"
theme De Stijl.  Both styles reflect and appeal to the next generation of entrepreneurs doing business on the local level
within the global economy.  The existing buildings receive a new look as well as a new life serving the community's small
business needs for years to come.
