Mixed Use in Midtown
A2dw is currently working on a new
mixed use prototype project which
includes 20,000 S.F. of ground floor
retail, 64 to 75 moderate income
housing units and 2 levels of
parking in the City of Bell, Bell
Gardens and South Gate area.
The design is an exercise study to
explore development potential in
conjunction with varies
municipalities current and future
redevelopment plans and enterprise
designated areas.
The architectural style reflects the spanish heritage of the
early California. The design emphasises clean lines, careful
attention to the proportions, scale and position of the massing
with simple yet effective ornamentation.
The above grade residential units features interior courts with
play areas, ideal for growing families with children. Upper
floor walk-up lofts spaces offer market rate living for younger
couples or singles. The development includes an elevator
from the underground parking facilities below the retail spaces.
What's New
The client will joint venture with local city
governments in public/private partnerships.
As a participant, the cities contribute
towards the project by offering tax
abatements and community block grant
money; the developer then designates 10%
to 15% of the units as low income with rents
subsidized with State and County funding.
